Acrylic coatings deliver the best reflectivity and energy savings at a lower cost than silicone. They work well on roofs with good drainage but shouldn't be used in ponding water areas. Elastomeric coatings provide excellent flexibility and crack-bridging capability, making them ideal for roofs with thermal movement or minor cracking. Polyurethane coatings offer the best impact and foot traffic resistance, making them appropriate for roofs with heavy maintenance access.
Which Roof Types Can Be Coated
Roof coatings can be applied to virtually every commercial roofing substrate: metal roofs (both standing seam and panel systems), TPO and PVC membranes, EPDM rubber roofs, modified bitumen, built-up roofing (BUR), and spray polyurethane foam (SPF). The key requirement is that the existing roof must be structurally sound, with no more than 25% of the surface area requiring repair before coating. If more than 25% needs repair, full replacement typically makes more financial sense.
