What We Inspect
Shingle condition: We check for cracking, curling, granule loss, blistering, and algae growth. These signs indicate how much life is left in your roof and whether repairs or replacement make sense.
Flashing and penetrations: Every pipe boot, chimney flashing, wall flashing, skylight seal, and vent cap is inspected for cracks, gaps, rust, and separation. These are the most common leak sources on any roof.
Ridge caps and ventilation: We verify ridge caps are secure and that your roof has adequate intake and exhaust ventilation. Poor ventilation shortens shingle life and increases energy costs.
Valleys and transitions: Valleys channel large volumes of water and are prone to wear. We inspect for exposed underlayment, lifted shingles, and debris buildup that can cause water damming.
Gutters and drainage: Clogged gutters, improper slope, and disconnected downspouts cause fascia rot, soffit damage, and foundation problems. We check the entire drainage system.
Decking and structure: From inside the attic when accessible, we look for water stains, daylight penetration, sagging decking, and signs of moisture damage that indicate active or past leaks.
After the Inspection
We walk you through our findings with photos. If everything looks good, we tell you exactly that and give you an estimate of how many years your roof has left. If we find issues, we explain what needs attention now versus what can wait, and provide a written estimate for any recommended work.

When Should You Get a Roof Inspection?
After any significant storm: Hail and high winds cause damage that's often invisible from the ground. Even quarter-sized hail can compromise your shingles. Get inspected within a week of any major weather event.
Annually: An annual inspection catches small problems before they become expensive repairs. Spring is ideal in Arkansas since it comes before storm season.
Before buying or selling a home: Know exactly what you're getting or what needs to be disclosed. Our inspection report gives you leverage in negotiations.
If your roof is 15+ years old: Most asphalt shingle roofs in Arkansas last 20 to 25 years. Once you're past 15, annual inspections help you plan and budget for eventual replacement rather than being surprised by an emergency.
